Cliffside Drive, Avoca Beach

The Brief

The clients came to Blake Ballard Building with an ambitious vision: a modern coastal home on a steep, sloping block at Avoca Beach that would make the most of the site’s stunning ocean views. The design called for a warm, contemporary aesthetic built around raw timber and expansive glass — a home that felt open to its surroundings without compromising comfort or durability so close to the coast.

Our Approach

Building on a steep coastal block demands careful engineering. We worked through the site’s slope with considered structural design and retaining, positioning the home to capture the ocean outlook from the primary living zones. Floor-to-ceiling glazing and elevated living areas draw the view inside, while raw timber, natural finishes and durable, salt-air-ready materials tie the home to its coastal setting.

As with every Blake Ballard project, the build was run with commercial-grade project management — every trade coordinated, clear communication throughout, and a relentless focus on delivering on time and on budget.

The Result

The finished home is a light-filled, modern coastal residence that lives seamlessly indoors and out — from open-plan living framed by the view, to a courtyard pool and alfresco area made for entertaining, and premium bathrooms and finishes throughout. A standout example of what’s possible on a challenging coastal block.
